House Rules

The rules that make living together easy.

A few clear, respectful, shared rules: the foundation of a community where everyone feels good.

1. Access and security

Residents can enter the building 24/7 using their smartphone or personal badge, with an integrated smart-home system. Every entry is logged for security purposes only and the whole building is covered by CCTV. You may not lend your badge or credentials to anyone, even temporarily.

2. Documents and check-in

When your room is assigned, you'll need to provide a valid ID, proof of payment of the first month's rent and proof of payment of the security deposit. By signing the documents you agree to look after the room properly and to return it in the same condition you received it.

3. Payments

Monthly rent is paid in advance by bank transfer between the 1st and the 10th of each month, stating the resident's name and the month in the payment reference. Delays of more than two months lead to the room being withdrawn, and any arrears remain due.

4. Guests and visitors

Overnight guests and visitors in the rooms are not allowed. Subletting your room, even temporarily, or giving your room keys to others, even briefly, is also prohibited.

5. Quiet hours

Please avoid any disturbing noise before 8:00 am and after 11:00 pm, especially in rooms and corridors. Silence is always required in the study room.

6. Use of common areas

The kitchen, study room, lounge, weights room and laundry are shared spaces. Every resident must leave them clean and tidy after use, follow the recycling rules and not prevent other residents from using them.

7. Cleaning

Monthly room cleaning is included in the rent. Daily cleaning, care of personal furniture and defrosting your private fridge are the resident's responsibility. Cases of serious hygiene neglect will require extra cleaning, charged to those responsible.

8. Prohibited

It is forbidden to: smoke in the rooms and in all common areas; bring in animals; keep weapons, drugs, explosives, gas canisters, flammable substances or candles; use heaters, ovens, hobs or air conditioners other than the equipment provided; tamper with the building's systems; use multi-plug adapters without CE marking.

9. Damage and liability

Each resident is liable, jointly where applicable, for damage caused through carelessness, misuse or intent to the building, furniture and shared equipment, as well as for excessive electricity and water consumption due to improper use. Repair costs include labour, VAT and administrative charges.

10. Moving out

If you want to leave your room permanently, you must give at least seven days' notice for a joint inspection, signing of the check-out report and return of the keys. The security deposit is refunded within 60 days, minus any charges for damage, missing items or extra cleaning.

11. Sustainability

Unirent is an eco-friendly residence: recycling is mandatory, and lights and air conditioning must be switched off when you leave your room. The ozone washing machines reduce detergent use and water consumption.

The full house rules will be provided and signed when the contract is agreed.
